None of this argues against owning or operating in Port Jefferson; people have been profitably doing both since the causeway went in.
It argues for doing it clear-eyed: know whether you're in a convergence zone, carry the coverage the mechanism implies, build and store as if the water will visit again, and when it does, move fast, because in a village where the harbor sometimes locks the drains, the water that gets in leaves slowly, and every hour it stands is an hour it soaks.
